More properties sold!
One stand-out trend in Lee County’s February 2025 Residential Report was more properties sold in Lee County, Auburn and Opelika. Furthermore, the trend is true for year-over-year and month-to-month data.
Auburn, for example, reported 51 properties sold in February 2024 compared to 74 in February 2025, a 45.1% increase, or 23 more properties. From January to February 2025, the number of properties sold in Auburn increased by 10.4%, with seven additional properties sold in February.
Inventory was up in Lee County, but down slightly in Auburn.
Depending on the location, inventory in our local market fluctuated year-over-year, encompassing a scope of possibilities. Listings in Lee County rose by 9.9%, jumping from 554 in February 2024 to 609 in February 2025.
Auburn experienced a slight downward trend, with a change of 3.22%. In February 2024, 311 properties were listed, compared to 301 listings from the previous month. The month-to-month change in Auburn’s inventory was minimal, with only two fewer listings.
Opelika’s housing inventory remained the same.
In February 2024 and 2025, Opelika had 209 listings, remaining the same, which was comparable to Auburn’s year-over-year inventory statistics for January in those years. Likewise, Opelika experienced a decrease of two listings from January to February 2025, similar to Auburn’s change in listings during the same period.
Homes spent more time on the market.
Year-over-year, homes spent more time on the market in all areas. The exact numbers varied, but Lee County and Auburn homes spent eight more days on the market in February 2025 versus 2024. Lee County listings were listed for an average of 80 days while Auburn listings hit 83 days last month.
Opelika homes averaged an additional five days compared to last year, bumping from 66 days in February 2024 to 79 in 2025.
Auburn condo inventory increased.
Have you been struggling to find a condo in Auburn? Good news! Inventory increased by 27.3%, jumping from 33 to 42 in a year. Even with the increased inventory, the opportunity to own a condo in Auburn is limited and competitive.

The average sold prices decreased.
Check it out potential homebuyers! Is there a shift in the market toward buyers? The average sold prices for properties in Lee County, Auburn and Opelika decreased between 11% and 15%.
More specifically, the average sold price in Auburn dropped by $82,304, going from $541,697 in February 2024 to $459,393 in February 2025. For Opelika, the average sold price was $383,719 in 2024 and $335,680 in 2025, a $48,039 difference.
In Lee County, the average price went from $449,437 to $400,065.
