Lee County’s January 2025 Residential Report

January has come and gone. Has it left you wondering how our local real estate market did? Let’s look at an overview of Lee County’s January 2025 Residential Report and break down what changed and perhaps what didn’t year over year.

Inventory went up in most areas.

Kicking off this new year, housing inventory has risen in Lee County and Opelika! In January 2025, there were 611 homes on the market in Lee County— up 14.6% from the 533 homes listed in January 2024.

Following this trend, Opelika saw a 17% increase in the number of homes listed, jumping from 182 last year to 213 this year. However, while these areas increased, Auburn held an even number year-over-year with 303 homes listed in January 2024 and 2025.

Days on the market fluctuated.

According to Lee County’s January 2025 Residential Report, the market is changing from the previous year, including the average days on the market.

In January 2024, homes in Auburn spent an average of 62 days on the market. But in January 2025, homes were listed for an average of 75—a 21% increase. On the other hand, Opelika saw a 17.4% decrease in days spent on the market, dropping from 69 days in January 2024 to 57 in January 2025.

With these ups and downs, it is interesting to see that Lee County overall held its average days on the market, averaging 65 days in January 2024 and 2025.

The average sold prices increased.

Looking good for sellers, the average sold prices in Auburn, Opelika and Lee County increased year over year. The average sold prices for homes in January 2025 were up 20.6% from January 2024 in Lee County. This increase rose from an average of $388,503 in January 2024 to $468,578 in January 2025.

Opelika saw the largest increase in average sold prices, jumping from $316,775 last year to $414,293 this year. That is a 30.8% increase! Auburn also saw an impressive boost, rising to $530,078 in 2025 from $467,392 in 2024, a $62,686 difference.

Another key point in Lee County’s January 2025 Residential Report is Auburn condo sales went up! More specifically, inventory rose from 27 condos listed in January 2024 to 29 in January 2025, and sales increased from 12 to 21 year-over-year. That’s a 75% surge in sales!
