Last month ushered in a season of change and some changes in our local real estate market came along too. Check out this overview of Lee County’s September 2024 Residential Report for a recap of what’s different year-over-year.

Inventory increased in Lee County and Auburn.

Local housing inventory in Lee County and Auburn continued to increase. In September 2023, there were 548 homes listed in Lee County. Whereas last month, there were 621 homes, a 13.3% increase, or 73 more homes.

In Auburn, 292 homes were listed in September 2023. That figure jumped to 359 in September 2024, equaling 67 more listings year-over-year.

Inventory slightly decreased in Opelika.

On the other hand, Opelika experienced a slight decrease in housing inventory compared to year-over-year. More specifically, in September 2023, 214 homes were listed, but in 2024, the number dropped to 192, a 10.3% decrease.

Days on the market were up and down in our area.

Lee County, Auburn and Opelika each experienced a varying degree of change in the average days on the market last month. Lee County, for instance, saw homes staying on the market for about 51 days in September 2024. Last September, homes spent 49 days on the market—two days more.

Homes in Auburn spent eight fewer days on the market this September versus last, while homes in Opelika spent 12 more days on the market for 46 days in September 2024.

The average sold prices in Auburn and Opelika decreased.

Lee County’s September 2024 Residential Report indicated the average sold prices in Auburn and Opelika decreased year-over-year.

The average sold price in Auburn in September 2023 was $447,384. In September 2024, that figure was $427,642, a $19,742 difference and 4.4% decrease. For Opelika, the average sold price in September 2023 was $352,877 and $348,123 in September 2024, a $4,754 difference.

More Auburn condos were listed and sold year-over-year.

This September saw a boost in the number of Auburn condos listed and sold! There were 18 condos listed in September 2023, but that figure jumped to 34—an 88.9% increase—in September 2024. And finally, a whopping 133.3% increase in condos sold year-over-year, going from just six sold in 2023 to 14 last month!
