Types of inspections

Before we share a rental property inspection checklist for owners, let’s quickly review four types of rental property inspections.

Move-in inspections

First of all, there is the move-in inspection. During this inspection, owners should do a thorough walk-through of the property. Take photographs and document the property’s condition before new tenants move in.

Regular inspections

A routine inspection is a good way to stay up-to-date with things while checking in on your tenants. Remember to give your tenants proper notice before a regular inspection, typically 24 to 48 hours. Consider scheduling the inspections every three to six months to check for maintenance issues and general cleanliness and talk to the tenants to see how things are going. 

Drive-by inspections

Drive by the rental property for a quick exterior check-up between the regular inspections. This type of inspection helps identify outside issues early while maintaining curb appeal.

Move-out inspections

Finally, the move-out inspection evaluates the property’s condition at the end of the lease. Compare photos and notes to the move-in inspection report. Deduct any necessary costs for repairs or other items from the security deposit if needed.

Check out these guidelines to create interior, exterior and systems checklists for each inspection. 

Interior Checklist

  • Check the living room walls, floors, lighting fixtures and windows.
  • Look at the kitchen appliances, cabinets, countertops and plumbing.
  • Inspect the bedroom walls, flooring, closet doors and windows. 
  • Double-check bathroom fixtures, tile, plumbing and ventilation. 
  • Check the hallway, storage areas and staircase if applicable. 

Exterior Checklist

  • Examine the roof and gutters for signs of leaks, weather damage and blockages.
  • Check the foundation for shifts, cracks and water damage. 
  • Look at the exterior paint or siding to ensure it is well-maintained.
  • Evaluate the lawn, walkways, fences and outdoor lighting. 

Systems Checklist

  • Make sure the heating and cooling system is functioning correctly. 
  • Inspect all plumbing, look for leaks, and check the water pressure and drainage. 
  • Test the operation and note the condition of all appliances. 
  • Check the outlets, circuit breakers and wiring.
