The first walk-through of a home reveals a lot to a potential buyer. Do you like the layout of the house? Are there signs of potential damage? Use this list of things to look for when viewing a home for the first time so you know what to ask about later.
Look out for foundation issues.
A home’s foundation is essential. Without a proper foundation, a variety of structural issues could arise. Be on the lookout for large gaps, sticking doors or windows, sloping floors and bowing walls, for instance.
Check the flooring.
Are there gaps in the tile? Is it uneven? This can indicate an incorrect installment. Does the carpet have spots? Is there a rug covering a weird area? This can be a sign of pet or water damage, as can the use of a rug to cover damaged flooring.
Inspect the walls.
One of the many things to look for when viewing a home for the first time are cracks in the walls. Cracks can be a sign of structural issues and may even have discoloration, indicating a leak or water damage.
Are the walls freshly painted? Be sure to ask about it, especially if it’s clear the home hasn’t been renovated recently.
Test the windows.
Faulty windows can drive up the cost of heating or be expensive to replace. Make sure to test the windows by opening and closing them and checking for lopsided frames as well.
Be aware of property maintenance.
Routine home maintenance is key when it comes to keeping everything in working order. Look for signs of electrical and plumbing neglect when viewing a home for the first time. This includes, but is not limited to, the electrical box, water heater, air filters, the chimney and leaky faucets or toilets.
Check for water damage.
Inspect the ceilings, walls and floors. Do you see water lines, discoloration or any sagging areas? These could be sins of water damage. Which could then lead to multiple other issues, such as busted pipes or leaks. A musty smell can also be an indication of water damage.
Examine the exterior of the home.
Just like the interior, you should survey the exterior of the home for any signs of impairment or potential damage. Things to examine include the roof, siding, awnings, doors, driveways and gutters.
In addition, be sure to note the trees. Trees can pose a risk of falling, catching fire, causing bug infestations and more.
