When searching for the right active adult community for you, you will most likely come across communities that are “age restricted” or “age targeted.” But what do those terms mean? Let’s take a look at what an active adult community is and what age restricted vs. age targeted communities are.

Active adult communities

Before we get into what the differences are between an age restricted community and an age targeted community are, we must first understand what an active adult community is.

Active adult communities aim to cater to active adult lifestyles, offering both amenities and activities that appeal to older adults. This can include independent, relatively maintenance-free living, clubhouses, pools and other luxuries.

Age restricted community

According to the Fair Housing Act, in an age restricted community, at least 80% of residences must have at least one person over the age of 55. That means communities defined as age restricted can dictate who can live in the community based on age.

While 80% of the residents of an age restricted community must be older than the age restriction, that doesn’t necessarily mean you will only find retirees there. Some of these communities may allow a spouse who is younger than the age limit to reside there, as well as allow children and grandchildren to visit too. Sometimes, visit times are limited to a span of less than two weeks, for example.

So, what does it mean when a community is defined as age targeted? Age targeted communities are marketed to those 55 and older, but they are not limited to those over 55. An age targeted community must accept all ages into their community.

Although there is no age restriction, these communities still offer the amenities that appeal to those searching for an active adult community.

In age targeted communities, you will also find that limitations on children and grandkids visiting are less strict. In turn, this makes this type of community attractive to those over 55 who want to host family for extended periods.
