Step one: Budget your time accordingly.
Your time is valuable! Make sure you budget it accordingly. A walkthrough typically takes about an hour.
Step two: Remember to bring the right materials.
Forgetting the right materials can put the entire walkthrough to a screeching halt. Don’t leave without the document essentials, such as the home purchase agreement, home inspection report and a pen and paper.
You should also read the materials list carefully. After all, you might not even think about bringing certain items—like a phone charger for testing outlets.
Step three: Do an exterior walkthrough.
When you do an exterior walkthrough, you will address cosmetic, functionality, and security issues.
Cosmetic issues involve the appearance and curb appeal. Though they’re not as pressing as security issues, you should address them. If you have negotiated for the seller to fix them, this is your time to ensure they’ve been done.
Security and functionality issues, naturally, top the list of concerns. In the exterior final walkthrough, you’ll check the functionality of the irrigation system, hoses, garage and more.
Step four: Do an interior walkthrough.
Now it’s time to address the interior. At this step, you’ll check items like doors and windows, kitchen appliances, bathroom logistics, electrical testing, the attic, the basement and more. Click over to Ryan’s final walkthrough checklist for the full list of items.
