Let’s keep the theme of reflection going this month as we look at an overview of Lee County’s December 2021 Residential Report provided by the Lee County Association of Realtors. We’re excited to start by saying the positive trends continue for our area!

New listings are slowly increasing.

When compared to December 2020, December 2021 saw a slight increase in new listings in both Lee County and Opelika. However, Auburn fell just short of breaking even with last year’s figures by eight listings.

To clarify, Lee County had 128 new listings while Opelika had 46 and Auburn had 73.

Inventory remains low.

Even though there is a year-over-year uptick in new listings, total houses on the market for December 2021 were down compared to December 2020.

For instance, Opelika had 94 houses on the market in 2020 whereas last month, the total number of listings was at 88. For Auburn, those figures went from 261 houses in December 2020 to 191 in 2021.

Properties sold remains steady.

It’s clear to see thanks to an overview of Lee County’s December 2021 Residential Report that the number properties sold remains steady for Auburn and improved for other areas.

Overall, Lee County sold an additional 15 properties last month versus December 2020. Opelika showed an increase by 11 whereas Auburn held firm at 96 properties sold in 2021, just two short of 2020’s total.

Median sales prices continue to increase.

This is a stat that continues to be worth noting! We can all appreciate the value of our homes going up, which is what median sales prices like $317,172 in Lee County and $270,000 in Opelika demonstrate!

Of course, to put it in perspective, that’s more than a $37,000 increase for Lee County over this time last year and about a $20,000 jump in Opelika.

Auburn also enjoyed an increase with last December’s median sales price of $340,468, up from $303,750 in December 2020.

Average sales prices are rising.

We’ll let these numbers speak for themselves! The average sales price for homes in Auburn in December 2021 was $369,747. That’s more than $30,000 higher than December 2020!

Likewise, Lee County homes sold for $328,899 on average, which is more than a $20,000 bump up. Meanwhile, homes in Opelika saw more than a $12,000 increase on average compared to a year ago.
