8 Items You Can Negotiate When Buying a Home

items you can negotiate when buying a home

There are several steps in between falling in love with a house and actually owning it. Finding a lender, having an inspection done, and signing the papers—we tend to know about those familiar progress markers. However, you may not have heard of this one! As it turns out, there are several items you can negotiate when buying a home.

Check out this quick list for reference!

Appliance Warranties

Stainless steel appliances are a big selling point for many homes. Still, sometimes, good appliances just break down. You can protect yourself by asking if sellers will cover applicable warranties. They may even want to do so, since it takes off the burden them.

Furniture and Décor

Have you seen a home and wished you could also get a piece of its furniture or decorations along with it? You might be in luck. Many sellers buy extra items that they don’t normally use prior to a showing. That way, they can make their homes look more appealing with additions like rugs and mirrors. So, if you adore a table or lamp, let the seller know. You can even ask to purchase it from them—or at the very least, you can learn where they found it!

Replacements

We’ve all seen homes with outdated features! While some are charming, others may be less-than-ideal. If you love a home, but not its shag carpeting or old counters, you can discuss replacing certain features before buying.

Extra Time

Whether you’re moving from out of state, have a lot to pack, or simply just need a bit more leeway, extra time can make the difference between buying or passing. If you need a little longer before closing, you can always see if the homeowners you’re purchasing from are receptive to giving you that bonus time to prepare. Your Realtor will happily help you go through this discussion!

One Final Cleaning

You want a nice, fresh start. That means the cleanest home possible. Instead of going through the place with a vacuum the second you step inside, you could talk to the previous owners about one final cleaning. The sellers may even prefer paying for a cleaning, instead of doing all that hard work themselves. After all, packing alone is exhausting!

House Repairs

The task of making repairs may not have to fall on you. As the purchaser, one of the items you can negotiate when buying a home is the repairs.

A Quick Move

The year 2021 marks a brand-new start. Sometimes, we just want to get started on the next period of our lives as soon as possible. If that applies to you, you may want to discuss with the seller and your Realtor if you can all arrange a move, ahead of schedule.

Landscaping

This one may depend on the season! In the winter, we tend to expect drier lawns and less growth. In the spring and summer, however,  grass can easily get out of control. You can always see if the previous owner is willing to cover a landscaping session, so that you can start enjoying your new yard right away.
