When you go hunting for a home, you’ve probably noticed that some houses have both bedrooms and bonus rooms. Well, there’s a reason for that! What qualifies as a bedroom—and what doesn’t—can improve how you price and sell your home. Wonder how that works? These features can determine whether a room is a bedroom or a bonus room.

Exits

If you’re asking what qualifies as a bedroom, it turns out that a space with two or more exits is a big factor. Doors, windows, and even skylights can each serve as exits. So, if you’re looking at a windowless room, it most likely will not be considered a bedroom. In the Lee County market specifically, all bedrooms must have a window.

Window Widths

Speaking of windows, they also have to be a certain size for a room to be called a bedroom. Namely, they need to be about 5.7 square feet or larger.

Ceiling Height

For the taller folks among us, ceiling height is one of the most important factors to consider when buying a home. Currently, all bedrooms must have a ceiling height of seven feet or higher. However, that height only has to be maintained for half the bedroom, so the ceiling may slope.

Closets

This may not be the case in all markets, but in Lee County, to qualify as a bedroom a room must have a closet. Thank you, local guidelines, for giving us a place to store our stuff!

Temperature Control

In the South, we have humid summers—and the winters can get super chilly too. A room without access to A/C or heating would be deeply uncomfortable. It also wouldn’t technically qualify as a bedroom too.

Square Footage

At least once in our lives, we’ve most likely lived in a bedroom so tiny that it feels more like a closet (we’re looking at you, college dorms). Has that ever led you to wonder if there’s a size minimum for bedrooms? Well, there is! Bedrooms must feature at least 70 to 80 square feet of space. Notably, the bedroom also can’t be smaller in dimension than 7 feet by 7 feet!
