If you have recently listed your house for sale for the first time, you might be asking yourself, “What happens next?”
Depending on your home, the time of year, and market trends, you may get multiple offers right away, or you might be in for a lengthier wait until you find a buyer.
Either way, knowing what to expect can help you feel comfortable with the selling process.
Here are a few things that will happen after you list your home for sale:
A for-sale sign will appear in your yard and a lockbox will be attached to your house. This will happen after your agent places your listing in the MLS (Multiple Listings Service). The lockbox allows agents to access the house for showing when you are not there, giving the agent the flexibility to show your home off to more potential buyers.
Your agent will likely schedule a few open houses. To prepare for an open house, you need to make sure the home is in top shape. In general, agents prefer if the homeowner is not present during an open house, so that potential buyers will feel comfortable making comments and asking questions.
Traffic outside your home may initially increase. As people see the “For Sale” sign in your yard, some will slow down to look. Others may see the listing online and drive by to take a cursory glance from the outside. After the initial listing, traffic may die down, but don’t get discouraged. Sixty to 90 days is average for a home to be on the market.
From your end, keep your house clean. Potential buyers want to be able to picture themselves living in your home, and for most people that means a clean, inviting environment.
After six weeks, reassess your sales strategy with your agent. If you have not had any serious inquiries in six weeks, then it might be time to consider a price change or to update imperfections in the home that may be deterring offers.
